IsraCap Management ("IsraCap," "we," "us," or "our") operates www.isracapmgmt.com and provides residential property management services in Louisville, Kentucky and the surrounding area. This Privacy Policy explains what information we collect, how we use it, and the choices you have.
This policy applies to prospective residents, current residents, former residents, applicants, vendors, and visitors to our website.

- Prepare, execute, and administer leases and renewals
- Collect rent and other charges, and maintain resident ledgers
- Receive, schedule, and complete maintenance and repair requests
- Communicate with you about your tenancy, your account, your property, scheduled work, and emergencies
- Comply with applicable federal, state, and local law, including fair housing, landlord-tenant, and tax requirements
- Protect the safety and security of our residents, staff, and properties
- Operate, maintain, and improve our website and services
4. TEXT MESSAGING (SMS) AND YOUR MOBILE INFORMATION
If you provide your mobile telephone number and consent to receive text messages from us, we use that number to send you messages relating to your tenancy - for example, maintenance updates, rent and account reminders, lease and renewal notices, property notices, and emergency communications.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All of the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
We may share your mobile number with subcontractors and service providers strictly in support of our services to you - for example, our telephone and messaging platform provider or our property management software provider. These providers are permitted to use the information only to perform services on our behalf and are prohibited from using it for their own marketing purposes.
You may stop receiving text messages from us at any time by replying STOP to any message. For help, reply HELP or contact us at (502) 956-1698. Opting out of text messages does not affect your tenancy, and we will continue to communicate with you by mail, email, or telephone as required by your lease and by law.

5. HOW WE SHARE INFORMATION
We do not sell your personal information. We do not rent or trade your personal information.
We share information only as follows:
- Service providers. Companies that perform services for us, such as our property management software provider, payment processors, telephone and messaging providers, screening and background check companies, insurance carriers, and maintenance vendors. These providers may use your information only to perform services for us.
- Property owners. Owners of the properties we manage, in connection with the management of their property.
- Legal and safety. When required by law, subpoena, court order, or other legal process; to enforce our lease agreements; to collect amounts owed; or to protect the rights, property, or safety of IsraCap, our residents, or others.
- Business transfers. In connection with a merger, acquisition, financing, or sale of all or part of our business.
As stated in Section 4, text messaging opt-in data and consent are never shared with third parties for any purpose other than delivering the messages you asked to receive.
6. COOKIES
Our website uses cookies and similar technologies to operate the site, remember your preferences, and understand site usage. Most web browsers let you refuse or delete cookies through your browser settings. Disabling cookies may affect how parts of our site function.
7. DATA RETENTION
We retain personal information for as long as needed to provide our services and to meet our legal, tax, accounting, and recordkeeping obligations. Application and tenancy records are generally retained in accordance with Kentucky law and fair housing recordkeeping requirements. When information is no longer needed, we dispose of it securely.

We use reasonable administrative, technical, and physical safeguards designed to protect personal information against loss, misuse, and unauthorized access or disclosure. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
9. CHILDREN'S PRIVACY
Our website and services are directed to adults. We do not knowingly collect personal information online from children under 13. If you believe a child has provided us information online, contact us and we will delete it.
10. YOUR CHOICES AND RIGHTS
- Text messages. Reply STOP to any message to opt out at any time.
- Email. Use the unsubscribe link in any non-essential email, or contact us. We will still send you communications required by your lease or by law.
- Access and correction. You may request a copy of the personal information we hold about you, or ask us to correct it, by contacting us using the information below. We will respond as required by applicable law.

Our website may link to third-party sites, including our resident portal and social media pages. We are not responsible for the privacy practices of those sites. We encourage you to read their privacy policies.

We may update this Privacy Policy from time to time. When we do, we will revise the "Last updated" date above and post the new policy on this page. Material changes will be communicated to residents as required by law.
