What Are The Application Fees?Our applications for all properties require a $60 application fee. This fee covers the cost of processing your application and is non-refundable.

What are the requirements for approval?We consider three main factors for approval: rental history, criminal history, and credit history. We understand that everyone’s situation is unique, so we’re willing to work with individuals with low credit. We also recognize that people have pasts, so we are open to working with applicants with certain felonies, depending on the charges and how much time has passed since the offense. For past evictions, we can work with applicants if the eviction occurred more than 10 years ago. If you have any additional questions, feel free to reach out to our leasing agent!

What Is The Application Process?Applications are typically sent after you've attended a showing and decided on a property you'd like to apply for. However, if you'd like to complete an application before viewing a property, you’re more than welcome to do so! Simply contact our leasing agent, and they’ll provide you with a link to the application. Once your application is completed and the fee is paid, we will review it and follow up with your application status within 24-48 hours.

How Long Does It Take To Get Approved?Once you've submitted and paid for your application, we will reach out with the status of your application within 24-48 hours.

What lease terms are available?We offer 1-year leases for all properties. Once the initial lease term is complete, you have the option to switch to a month-to-month arrangement if you choose not to renew for another full year.

Are there breed or size restrictions for pets?Yes, we have breed restrictions in place due to our renter’s insurance policy. However, we encourage you to reach out to our leasing agent to discuss specific breed restrictions and see if we can accommodate your pet.

Is there a pet deposit or monthly pet fee?We require a one-time, non-refundable pet deposit of $250. Monthly pet fees vary based on your pet's size: pets under 50 lbs are charged $25 per month, while pets over 50 lbs are charged $50 per month.

Are there late fees if I miss a payment?Yes, IsraCap Management imposes late fees if a payment is missed. The specific amount and terms of these late fees are outlined in your lease agreement. It is important to review this document to understand the details, including the grace period allowed before the late fee is applied. To avoid these extra charges, we recommend setting up automated payments or reminders to ensure that your rent is paid on time. If you anticipate any issues with making a payment, please contact our office as early as possible to discuss possible arrangements. Our goal is to maintain a positive relationship with our tenants while ensuring the smooth management of our properties.

When is rent due, and how can I pay?Rent is due on the 1st of each month. The preferred method of payment is through our tenant portal, RentCafe, which is convenient and easy to use. We also accept cash payments, which can be dropped off at our office from Monday to Friday, 9 am to 5 pm, as well as checks, money orders, or cashier’s checks.
